Sharehouse Scams: How to Spot and Avoid Them

Australia's rental market is highly competitive — good rooms disappear fast. Scammers exploit this pressure, especially targeting new arrivals who haven't had time to build local knowledge.

Common Scam Tactics

  • 🚩 Gumtree Scam: Fake listing at below-market price, reasons given why viewing isn't possible, deposit requested upfront
  • 🚩 Overseas Owner Scam: "I'm currently overseas" — asks you to pay via AirBnB or wire transfer to receive keys
  • 🚩 Stolen Photos Scam: Real photos from legitimate listings reused at a fake address
  • 🚩 Urgency Scam: "Pay by tonight or I'll give it to someone else" — pressure to skip due diligence

How to Search Safely

  1. Use Flatmates.com.au or Domain.com.au (more trustworthy platforms)
  2. Use Facebook Groups (e.g. "Sydney Japanese Share House")
  3. Always inspect in person before signing anything
  4. Get a written lease agreement before transferring any money
  5. Verify the address on Google Maps beforehand

Scam Red Flag Checklist

  • ✅ Rent is 20%+ below market rate
  • ✅ "No need to view, I'll send keys after payment"
  • ✅ Unusual payment method requested (PayPal, crypto, wire)
  • ✅ Being rushed to decide urgently
  • ✅ Owner claims to be "overseas"

Try reverse image searching the property photos on Google. If the same images appear at a different address, it's almost certainly a scam.
